Rules for the free, invite-only Sonar licensing and coverage pilot.
Beta access
The beta is free, invite-only, and revocable. Access may be changed, suspended, or ended as the product, source permissions, and coverage evolve. These terms do not authorize paid use; a future paid service requires updated terms and any required acceptance.
Current coverage
Current beta coverage includes properties in King, Snohomish, and Pierce counties. Every supported property uses the same report structure, while source depth varies by county and issuing jurisdiction. A source gap stays visible as unknown, partial, unavailable, or a direct-verification step. Coverage for one property, jurisdiction, source, or period does not imply completeness elsewhere.
Property-specific research only
Use Sonar to review individual properties for legitimate pre-offer diligence. Do not scrape the service, automate bulk searches, compile or resell datasets, export raw source material, probe access controls, misuse personal information, or share access tokens or private-beta report links with unauthorized people.
Not professional advice
Sonar is not legal, title, inspection, appraisal, tax, zoning, survey, engineering, environmental, lending, insurance, or buildability advice. A report is a research aid, not a guarantee that records are complete, current, accurate, or applicable to present site conditions.
Verify authoritative records
Independently verify material facts with the issuing agency and appropriate licensed professionals before acting. When Sonar and an authoritative source differ, the authoritative source controls. A partial public-record result is not a complete history.
Sources and attribution
Third-party records remain subject to their source terms. Keep source links and attribution with any permitted report use. Public-source use and attribution do not imply that an agency endorses Sonar or its findings.
Feedback and beta changes
You may provide feedback voluntarily. Sonar may use it to improve the service without identifying you publicly. Features, coverage, sources, sharing eligibility, and these beta terms may change; material policy revisions receive a new version and effective date.
